Or maybe it’s just the fact they’re working in one of the most competitive real estate markets in North America.

Whatever it is, it seems like Vancouver-based Realtors are really pushing the envelope when it comes to new media marketing (see Video isn’t just about listings).

Kye Grace is one of those Realtors. He recently completed a marathon open house: three days nonstop, embedding himself in a downtown luxury condo he was trying to sell.

But what makes this open house story different was he conducted it entirely online.

Grace live-streamed the entire 72 hours over the Internet on his Web site, 72houropenhouse.com. He used the video-streaming service Ustream.tv to connect with potential buyers through the embedded chat window and fielded questions through other social media tools like Twitter.

It’s just this sort of creative thinking around marketing that’s going to get you and your listings noticed these days.

Certainly, there’s no doubt Grace also benefited himself from the healthy media attention his endeavor attracted — the local television channels and newspaper all picked up his story.

He even turned the idea into a revenue opportunity, offering up sponsorship opportunities to local vendors to come in and talk about their products and services, too.

The idea that you can adopt all the means and methods the mainstream media has had at its disposal to accomplish your own marketing goals is one of the most powerful and defining paradigm shifts brought about by the use of social media in real estate.

With an Obeo Homesite Virtual Home Tour your open house is streamed to prospective buyers 24-7. Let us work for you while you rest in bed. Learn exactly how Obeo is doing it at www.Obeo.com/HomeSite.

As part of the annual Swanepoel TRENDS Report that is published every year during the first week of February, the research team wraps their four month study of the real estate industry by announcing the top 10 Newsmakers, Events and Trendsetters for the year.

The second list to be released is the top 10 events that during 2008 had the largest impact and influence on the real estate brokerage industry. Events are defined as those occurrences that transpired during the previous calendar year (2008) that made headlines and captured the attention of the real estate industry. The selection of these events was based upon their potential future impact on the industry rather than only their 2008 impact.

Obeo’s Style Designer’s impact on a realtors arsenal of tools has been just as dramatic. Have fun with Style Designer now.

“I don’t blame the buyers, they are acting rationally,” said Lawrence Yun, the trade group’s chief economist.
The median sales price plunged 11.3 percent from a year ago to $183,000. That was the largest year-over-year drop on records going back to 1968, and the lowest median sales price since March 2004.
Compared with last month, sales were down across the country. But sales were up 40.5 percent in the West compared with October last year, without adjusting for seasonal factors. Buyers in places like Las Vegas and Orange County, Calif., snapped up distressed properties at bargain prices. Full article by Alan Zibel, AP Real Estate Writer here
